Keep the platforms, own the repeat guests
Platforms are the best way to be found by people who have never heard of you. Leaving them usually means empty weeks. But a guest who has already stayed with you does not need a platform to find you again, and every repeat booking through it is money you did not have to give away.
What a direct-booking page needs
Real photos that match what guests walk into, prices and availability without a login, and a WhatsApp button for the questions people ask at eleven at night. Most guests book within minutes of getting an answer.
Your own Google profile matters here too: people search "apartments" plus the town, and the map shows up before the platforms do.
Photos decide the booking
Guests compare dozens of listings in a few minutes. Honest, bright photos that match reality win the booking and, just as important, the review afterwards. A photo that oversells gets you a disappointed guest and a three-star review.
What we did for our own apartments
For our rental apartments by the sea in Vlorë we run the Booking and Airbnb listings, the Instagram and Facebook for the quiet months, and WhatsApp Business for guest questions. Twenty reviews, all five stars, and guests who write to us directly the second time.
